For the homeowner one the most common requirements for piling of a new building/extension is where existing underground services such as sewerage lines and drainage easements fall within the building envelope. Other circumstances are likely to be where an existing building's foundations have settled requiring underpinning, or where poor ground conditions exist for new construction so that building settlement does not occur.

Careful consideration needs to be given to the foundation system and the services of a qualified certifying structural engineer will be required for building approvals and submissions. In situations where underground services exist close to the proposed building, regulatory authorities will require any surcharge loads be transferred to below a line of influence between the service and the edge of the building's foundations.  Use your preferred consulting engineer or alternatively, Screwpile Australia offers a turnkey approach through its associated company Foundation Engineering Pty Ltd.

Screwpiles are installed using rotary hydraulics on earthmoving equipment such as bobcats (skid-steers), mini-excavators (5 to 8 tonne) and large excavators (12 to 30 tonne).  For more information on access requirements click here.
